Michael Wagner - President
Mike Wagner co-founded Encore Real Estate in 2009 to continue the successful development career he established at a regional development company in the 10 years prior. Through his roles as Chief Operating Officer and Managing Partner of the Atlanta & Charleston regional offices, Mike was able to assist in growing the company into one of the leading retail development firms in the Southeast.
Prior to joining the development community, Mike enjoyed a 15 year career with Wachovia Bank (now Wells Fargo), primarily as a Commercial Real Estate relationship manager responsible for new business development and credit risk analysis. Mike earned his Bachelor's Degree in management from the University of South Florida.
Spiro Comitos - Vice President
Spiro Comitos is a co-founder and Vice President of Encore Real Estate. As one of the company's three managing partners, Spiro is responsible for Encore's Florida region. Spiro is responsible for feasibility analysis, pro-forma preparation, gathering and analyzing due diligence items, lease approvals and operational activities of the Florida region.
Prior to co-founding Encore, Spiro gained development experience in his role as CFO & COO while with a regional development company. Spiro is a Florida native originally from Miami and has his Bachelor's Degree in Finance and Management from Florida State University and has an MBA from the University of Miami.
Cullen Hawkins - Vice President
Cullen Hawkins is a co-founder and Vice President of Encore Real Estate. As one of the company's three managing partners, Cullen is responsible for Encore's Southeastern regions. In this capacity, Cullen oversees the company's development, leasing, acquisition and operational activities with a primary focus on Georgia, North Carolina, South Carolina, Alabama and Tennessee.
Cullen began his development career with a regional development company where he worked successfully for 7 years in both acquisition and management positions. Prior to this, Cullen worked for a steel fabrication company specializing in the custom construction of steel for use in large development projects. Cullen is a native of Pittsburgh, PA and a graduate of Virginia Polytechnic Institute and State University (Virginia Tech).
Patrick Budronis - Senior Project Manager
Patrick is a licensed architect in the State of Florida as well as a LEED accredited professional with over 10 years of diverse design, development & construction experience. Patrick is our Project and Development Manager whose responsibilities include site evaluation and planning, due diligence, entitlements, rezoning & variances and project cost estimating. Patrick facilitates and manages the civil/architectural design, site development, contractor negotiating/bidding/construction, tenant coordination and the overall economic performance of projects.
Before teaming up with Encore, Patrick worked as a Project Manager for a regional development company overseeing the development of multiple retail projects. Patrick's architectural experiences stem from a strong office, hospitality, workplace, master planning, residential, and retail design base throughout the Southeast market. His most recent architectural role was held at Gensler as a Project Architect & Technical Director. Patrick holds a Bachelor's Degree in Architecture from Virginia Tech's accredited program and currently resides in Tampa, FL.
John Hettick – Project Manager
John is an experienced project manager in the State of Florida as well as a LEED accredited professional with over 10 years of diverse design, land development, engineering, survey, & construction experience. John is a Project and Development Manager whose responsibilities include site evaluation and planning, due diligence, entitlements, rezoning & variances and project cost estimating. John facilitates and manages civil/architectural design, site development, contractor negotiating/bidding/construction, tenant coordination and the overall economic performance of projects.
Before joining Encore, John worked as a Project Manager for a regional engineering firm overseeing the civil land development and design of multiple retail & residential projects throughout Florida. Prior to this, John worked as a Project Manager for a Land Development/ Engineering company in Indianapolis, Indiana focusing on retail and residential development in the Midwest. John holds a Bachelor's Degree in Geography-GIS & Survey from Ball State University and completed the graduate program for Project Management at University of South Florida. John is also a licensed real estate agent and currently resides in Clearwater, FL.
Derek Schmeelk – Site Acquisitions Manager
As Site Acquisitions Manager, Derek is responsible for site selection, contract negotiations, due diligence, and identifying redevelopment opportunities in support of expansion objectives for national retail tenants throughout North Carolina and South Carolina.
Prior to joining Encore, Derek worked with a regional development company as a Site Acquisitions Analyst overseeing site selection research for over 200,000 sq ft of retail space with overall values exceeding $30MM. Starting in 2007, Derek was then promoted to Site Acquisitions Manager and managed the expansion of regional territory into the Carolina's where he currently resides.
Derek earned a B.A. in Business Administration from Valdosta State University. He is currently pursuing the Certified Commercial Investment Member (CCIM) designation and is a licensed broker in Georgia and South Carolina.
Burton Tuttle – Site Acquisitions Manager
After spending the last five years working in Dallas, Burton Tuttle joined Encore Real Estate as a Site Acquisitions Manager. His role includes acquiring raw land, pursuing redevelopment opportunities and cultivating key retailer relationships. He is also responsible for market research, contract negotiations and pro-forma preparation.
Prior to joining Encore, Burton was the Real Estate Manager at Salvo Real Estate Solutions in Dallas, TX. With Salvo, Burton specifically focused on the acquisition of "hard corner" real estate and worked with several national retailers, including Walgreens. A Tampa native, Burton graduated from Southern Methodist University in Dallas with a B.S. in Economics and Finance.
Mark Hollenbeck - Site Acquisitions Manager
Mark Hollenbeck is Encore's Director of Site Acquisitions for South Florida. His responsibilities include market research, identifying and pursuing development opportunities, maintaining and cultivating key retailer relationships, negotiating purchase agreements, determining project economics and feasibility, and pursuing entitlements.
Prior to joining Encore, Mark served as Director of Acquisitions & Development for Retail Net Lease from 2005 -2009 and as an Acquisition & Development Associate for a regional development company from 1999-2001. While with these developers, Mark led the acquisition, due diligence, financing, project management and pre-sale efforts for multiple retail and multifamily projects throughout the Southeast. Mark earned an MBA from Duke University, an MA in Real Estate and Urban Analysis from the University of Florida and a BS in Business from Wake Forest University. Additionally, Mark holds the Certified Commercial Investment Member (CCIM) designation and is a licensed real estate broker in Florida and Georgia.
Brandon Crim – Site Acquisitions Manager
Brandon Crim is Encore's Site Acquisition Manager for Georgia and Alabama. He is responsible for building and managing industry relationships, locating and acquiring raw land, pursuing redevelopment opportunities, market research, contract negotiations, and feasibility analysis.
Prior to joining Encore in 2011, Brandon was an agent with Roberts Commercial Real Estate Services. During his 5 year tenure at Roberts Commercial he closed over $30 MM in sales and lease transactions. Brandon is a graduate of Auburn University with a degree in Logistics. He is a member of the Atlanta Commercial Board of Realtors and holds a Georgia real estate license.
